While many areas in Denver enjoy a sense of community and views of the Rocky Mountains, no Denver real estatecan compare to the unique benefits found in the Bow Mar neighborhood.

The Town of Bow Mar is found in Littleton CO, draped over the Arapahoe and Jefferson county lines.

This exclusive community was the brainchild of Lloyd King, the founder of the King Soopers grocery stores.  In 1946, Lloyd had just returned home from serving his country in the US Navy and could envision a close knit community on the shores of Bowles Lake and Marston Reservoir. 

The new Littleton neighborhood only covered one-square mile, yet King wanted the lots to be large and the homes small.  In fact, each lot is an acre, yet the home may not cover more than twenty-five percent.  There is also a height restriction for homes in Bow Mar, resulting in most homes being a single-level ranch style.  This height restriction protects the amazing views of the Rocky Mountains that every homeowner enjoys.

After its incorporation in 1958, the Town of Bow Mar established its town government, consisting of a mayor who serves a two-year term, and a six member board of trustees.  The town also employs a marshal and deputy marshal.  The 301 homes are built on the county line between Arapahoe and Jefferson county.  Therefore, some children attend Littleton Public Schools, and some attend schools in the Jefferson School District. 

The 950 residents of Bow Mar, or "Bow Marsians", protect their privacy and each other.  When the nearby development of Grant Ranch was wanting to push its boundaries, the residents of Bow Mar gathered the funds to purchase the 47 acres that the Grant Ranch developers were eyeballing.  The land is now dedicated open space.

The beautiful Bowles Lake, the heart of this tiny town, and Marston Reservoir are enjoyed exclusively by those residents who pay to be part of the Bow Mar Owners, Inc. (BOMI).  This privilege does not come cheap, but does yield a high return.  There is constant actively that is centered on these communal watering holes.  Regattas, picnics, skating parties, swimming, fishing, and beach parties are only a sampling of what the Bow Marsians enjoy year-round.  


The homes of Bow Mar are also a marvel.  The homes are a mix of contemporary, modern and traditional with amazing displays of foliage and landscaping detail.  Sweeping lawns and mature trees are perfectly placed to make the most of each home's exterior and the views to the west.  Several Bow Mar homes are on the edge of the lake and include their own docks.  

Bow Mar homes are always appreciating in value and there is a line of hopeful, future Bow Mar home owners that stretches around the corner when one becomes available.  Many current residents are second generation Bow Mar home owners.

There is no commercial or retail interests in the Town of Bow Mar, yet the residents find plenty of nearby options for their shopping needs.  The heavily commercial Wadsworth Boulevard and Southwest Plaza Mall are within a mile, as is the historic Littleton Main Street Shopping District.
